SUMMARY
Primarily responsible for performing installs, repairs and maintenance to a variety of equipment including: refrigeration, air conditioning, electric motors, heating units, heat pumps, hermetic compressors, light commercial furnaces, boilers, burners, intake and exhaust fans, economizers, humidifiers, capacity controls, semi-hermetic compressors, split systems, flame safeguard controls, air compressors, air driers, and packaged units.
ESSENTIAL TECHNICAL KNOWLEDGE REQUIRED:
- Fully understands and has mastered the refrigeration cycles to include: identifying components in advanced refrigeration circuits, understanding how each component works, diagnosing and correcting problems in the refrigeration circuit, using manifold gauge set, pressure/temperature chart and temperature measuring devices for routine maintenance and to troubleshoot. Understands refrigeration recovery, evacuation and charging, understands the installation and sizing of refrigerant piping.
- Fully understands and has mastered the heating cycle to include: identifying components in heating system, understanding how each component works, diagnosing problems in the heating system using a gas pressure test and other devices for routine maintenance and to troubleshoot and repair. Fully understands and has mastered the theory of combustion and how it relates to combustible fuels such as gas and oil. Must be able to perform a combustion analysis on all combustible heating systems and analyze its results.
- Fully understands and has mastered electron theory, how electricity travels, AC and DC currents, single phase and three phase circuits, and series and parallel circuits. Ability to read wiring advanced wiring diagrams. Knowledge of Ohms Law. Ability to use multi-meters to read voltage, current and resistance values. Must be able to troubleshoot advanced electrical circuits.
- Fully understands and has mastered the fundamentals of temperature and humidity measurement and control in air conditioning units. Understands the process of treating air so as to simultaneously control its temperature, humidity, cleanliness and distribution. Ability to use a psychometric chart to determine the results of mixing air having various properties.
- Fully understands and has mastered all types of HVAC systems and how each component with in the system operates in conjunction with the other components and how that impacts the overall operations of the system as a whole. These systems include but are not limited to air cooled, water cooled, hot water systems, chilled water systems, VAV systems, steam heating systems and building automation control systems.
- Knowledge of Windows operating systems
ESSENTIAL TECHNICAL SKILLS REQUIRED:
A Technician III must be able to repair, adjust, maintain, retrofit and troubleshoot the following equipment:
- All types and sizes of refrigerant controls
- All types and sizes of compressors
- All types and sizes of heat pumps
- All types and sizes of split systems
- All types and sizes of packaged units
- All types and sizes of ductless splits
- All types and sizes of electric motors
- All types and sizes of electric motor controls
- All types and sizes of commercial furnaces, boilers, burners and related controls
- All types and sizes of types of water pumps
- All types and sizes of intake and exhaust fans
- All types and sizes of unit heaters (hot water, steam and electric)
- All types and sizes of economizers
- All types and sizes of humidifiers
- All types of capacity controls
- All types of flame safeguard controls
- All types and sizes of air compressors, air driers and related accessories and controls
- All types and sizes of reciprocating chillers
- All types and sizes of screw chillers
- Must have an understanding of centrifugal chillers
- All types and sizes of boilers and related controls
- All types and sizes of VAV systems and related controls
- All types and sizes of VAV units and VAV terminal boxes,
- All types and sizes of cooling towers
- All types of pneumatic controls
- All types and sizes of electronic controls
- Multiple manufacturers building automation control systems
- Various types of variable frequency drives
- All types and sizes of steam generators
- All types of static pressure controls
- All types and sizes of computer room equipment
- All types and sizes of glycol systems
A Technician III must be able to proficiently perform the following tasks
- Soldering
- Brazing
- Combustion analysis
- Advanced heat load calculations
- Advanced heat loss calculations
- Cooling load calculations
- Advanced navigation thru multiple building automation controls systems
- Must be proficient with dial indicators

ESSENTIAL DAILY JOB DUTIES AND RESPONSIBILITIES:
- Check in with office for scheduled jobs after the completion of each job and at the end of each work day.
- During and or at the end of each task complete all company provided forms to the fullest extent possible.
- Responsible for time management of jobs scheduled each day.
- Check in with client at the beginning and end of each task.
- Obtain client signature on company provided forms where applicable.
- Upon completion of each task record time spent at each job on the weekly time sheet.
- Hand in paperwork at the end of each week for processing in sequential order.
- Ensure all vendor packing slips or invoices for each job are secured to the related job forms.
- Ensure all materials used for each task are listed properly on the company provided forms.
- Assist on job sites with other Knott Mechanical technicians as needed.
- Answer all office pages/calls in a timely manner.
- Check in as needed to ensure office dispatcher and/or field supervisor are aware of your status.
- Secure parts and tools needed throughout the day for various jobs as required.
- Call in repairs to the estimator or field supervisor and provide the necessary info needed to quote the repair, and fill out the appropriate quote forms as required.
- Consult field supervisor or dispatcher in times of uncertainty.
- Must maintain a safe work environment at all times and use proper safety equipment.
ESSENTIAL OVERALL JOB DUTIES AND RESPONSIBILITIES:
- Must be able to build client confidence in company.
- Provide information to management on training needs and courses of interest.
- Responsible for the daily preparation of the parts and tools for each day’s activities.
- Complete work in a timely and workman like manner.
- Coordinate with dispatcher for the use of company tools and ensure they are returned to the office in a timely manner.
- Participate in company–wide internal meetings as required.
- Maintain company tools in a professional manner.
- Must maintain all safety equipment at all times.
EDUCATION AND WORK EXPERIENCE:
- Must have at least a Journeyman’s license and at least ten years of trade-related work experience, OR
- Any similar combination of education and experience.
- Must have a high school diploma or equivalent GED certificate
- Must have attended factory training over the course of time in the trade
- Multiple seminar certifications
ADDITIONAL REQUIREMENTS:
- Excellent logistical knowledge of the Baltimore Metropolitan area and surrounding counties
- Must be able to drive to local job sites on a daily basis.
- On-call and overtime hours as needed
- Good hygiene and cleanliness is required at all times.
- Must adhere to the company uniform policy.
- Maintain a clean vehicle and make office aware of maintenance issues
